Eliminate this ONE thing RIGHT NOW

I shared a little tip that I learned over the years with my Flippers Anonymous support group…

A tip about the one thing that you need to eliminate from your plate that has compounded to save me HUNDREDS of hours worth of time AND driven more revenue into my business than if I tried to continue doing everything myself…

This one was too simple that I’m sure so many are missing this one time saver and it was a no-brainer that I had to share this with you all too.

I don’t show up to signings and I don’t sign my own docs.

In 2018, I started traveling an average of 6 months a year, typically spread out in 1 to 2 week periods.

By 2019, I was frustrated with all the coordination of signing docs and mobile notaries meeting me in parking lots, in hotel lobbies or a random Starbucks. 

I asked myself, “how can I eliminate this fully?”

I had already signed a addendum to my operating agreement that allowed key members on my team to sign Purchase and Sales Agreements for me (with some stipulations about type of terms required in the PSA)...

So how do I get rid of signing ALL docs including closing docs, personal guarantees, lender docs, etc?

I asked my attorney – they said they could do it for me if I gave them a limited power of attorney.

It was that simple.

Does my attorney charge me for signing docs? Yes, of course.

Do I build this fee into my deals and closing costs? Absolutely.

Do I use this all the time? No. When I know I am home and I have nothing crazy in my schedule, I am more than happy to sign with a mobile notary and save some money. 

But having the option at any time to send my attorney an email to sign for me is absolutely amazing and has SAVED deals of mine and closing timelines.

Not to mention my own personal sanity (especially on vacation)

The point – think outside the box, look at things differently.

SO many people have told me that you have to show up to signings…no you don’t.

What other limiting beliefs do you have? What concepts in this business have accepted as truth? Maybe its time to challenge some of them.

The Four Hour Work Week by Tim Ferris is a great book where the first half of the book really challenges us on our thinking about how we do things in our business and our lives.
